To browse the offerings available, you will need to create and register a user account and profile. Each investor account is valid for a 6 month period and becomes a permanent account after the investor has successfully started an account with Ferrell Asset Management Pte Ltd.

Investment opportunities on FundPlaces are only available to accredited investors.

Registered users who are not clients of Ferrell Asset Management Pte Ltd (FAMPL) are only able to make soft commitments for offerings online. After making a soft commitment, a representative from FAMPL will contact you within 3 business days to complete an FAMPL account opening process, subject to investors fulfilling FAMPL account opening requirements.

Clients of FAMPL who agree to all the terms and conditions of each offering are able to invest into each offering, subject to availability and acceptance of each investment by FAMPL.

In Singapore, an accredited investor is defined in Section 4A(1)(a) of the Securities and Futures Act (“SFSA”), Chapter 2899. In order to qualify as accredited, an investor must accomplish at least one of the following:

  • Have NET personal assets exceeding SGD 2 million (or equivalent in foreign currency); or
  • Income in preceding 12 months exceeding SGD 2 million (or equivalent in foreign currency); or
  • A corporation with net assets exceeding SGD 10 million in value (or its equivalent in foreign currency) or such other amount as the Authority may prescribe, in place of the first amount, as determined by:
    • The most recent audited balance-sheet of the corporation; or
    • Where the corporation is not required to prepare audited accounts regularly, a balance sheet of the corporation certified by the corporation as giving a true and fair view of the state of affairs of the corporation as of the date of the balance-sheet, which date shall be within the preceding 12 months; or
  • A trustee of such a trust as the Authority may prescribe, when acting in that capacity; or
  • Such other person as the Authority may prescribe.

Each investment structure varies, depending on the type of project (equity or debt offering) and jurisdiction of the property. In a typical structure, investors will own shares of a special purpose vehicle (“SPV”) that will in turn own the beneficial interests of the debt or equity of the issuing real estate development company.

No. Investors will typically invest through a special purpose vehicle.

The minimum investment by an investor for each offering is SGD 50,000.

All projected distributions and payment schedules are specific to each particular offering. Investors will be provided a timetable of the target distribution payments, within the term sheet unique to each offering.

Updates will be provided online through the Website.

All FundPlaces offerings are listed on a first-come-first-serve basis. Once the investment target has been reached and all monies collected, the investment offering will be closed.

Through conducting your own independent research. Helpful points of research would include perusing sponsors’ websites and viewing the past project history.

There is no public market for the resale of securities purchased through FundPlaces platform.

However, you may resell your securities in private transactions, subject to restrictions specific to each offering. The terms and restrictions of sale for each offering can be found in the documents associated with each particular offering.

FundPlaces evaluates potential partners by reviewing their profile information. This can be done by creating an online account and login via the FundPlaces website.

As all potential partner profiles are reviewed in the order in which they are submitted, it is highly recommended that the profile information be as detailed as possible.

FundPlaces looks for developers with a strong track record of developing quality projects. Generally, developers would need to have completed or are in the process of completing projects with a Gross Development Value of SGD 50 million or more.

Depending on the nature of the project and reviewed on a case-by-case basis, FundPlaces may work with developers of less experience if the project being offered on FundPlaces includes a strong social or community aspect.

FundPlaces does not charge a listing fee for sponsors to list projects. A fee is only charged when a sponsor has successfully raised capital for an offering.

All offerings on FundPlaces are subject to review and due diligence procedures that take time to complete. We will inform you once your offering is available to be viewed by our users.

FundPlaces is an alternative investment platform for real estate investments, often times referred to as an investment marketplace. We provide an interactive platform for users to browse investment offerings based on their investment preferences.

All communication between our users and the website is encrypted and secured using HTTPS and SSL/TLS. We encrypt all sensitive personal information using the AES-256 standard, which is the same encryption standard used by banks to secure customer data.

FundPlaces uses DigitalOcean for data storage. DigitalOcean has multiple data centers globally, including one in Singapore.
